How to Present your Home

A few cosmetic improvements can have a big impact on the way potential purchasers react to your home. A little effort can make all the difference in terms of attracting an offer, particularly in a very competitive market. Here are a few tips on how to present your home in the best possible light.

Approach, Front and Back Gardens

Paint the fence, clip the hedge, weed the beds, cut the grass, remove any rubbish and if necessary pressure hose the pathways. This all makes your home look loved and well tended.

Exterior & front Door

Replace or repair any broken fixtures or fittings, making sure all woodwork, particularly the front door, has a fresh coat of paint or stain. This has been proven to be one of the most important factors in presenting your home in a positive way and costs almost nothing.

Interior

Clean all your paintwork, any that is chipped or marked, repaint. Cover areas that have very strong colors and make them more neutral. Unless it is blazing sunshine put the lights on, a brightly lit home will sell quicker. Switch off the television and radio and make potential purchasers feel welcome. The smell of fresh coffee or freshly baked bread is inviting and makes people feel at home, but avoid any garlic or onions.

Clean and Tidy

Keep your rooms clean and tidy. Create a feeling of greater space by removing some furniture and do some de-cluttering, but keep your home looking lived in. Make sure all the windows are clean and have your carpets cleaned so they look their best. Do not stuff everything in your cupboards, prospective buyers may want to look at them.

Pets

If you are a dog or cat owner it is best to keep your pet out of the way and eliminate any strong smells if possible.
